How commercial carpet cleaning is priced in London
Unlike domestic carpet cleaning — which is often charged per room — professional commercial carpet cleaning is almost always priced per square metre. This is more transparent for FM teams because costs scale predictably with the size of your space.

What affects the cost of office carpet cleaning in London?
1. Size of the carpeted area
The single biggest factor. Larger offices cost more in total but less per m², because the fixed costs of mobilisation, travel and set-up are spread across more carpet.
2. Cleaning method
Low-moisture encapsulation (VLM)
The preferred method for occupied office buildings. Uses an orbital cleaning system with minimal water, allowing carpets to be walked on within the hour. Ideal for out-of-hours cleans with zero disruption. This is the method Prestige Commercial uses for all office carpet tile work.
Hot water extraction (steam cleaning)
A deeper clean that requires carpets to be left for several hours to dry. Better suited to heavily soiled carpets or end-of-tenancy deep cleans. Not ideal for occupied buildings during trading hours.
3. Condition of the carpet
Heavily soiled carpets, or carpets that have not been professionally cleaned in several years, take longer and may require pre-treatment. A competent contractor will flag this at the site survey stage — not after the job.
4. Access and out-of-hours requirements

How to compare commercial carpet cleaning quotes fairly
When requesting quotes from London carpet cleaning companies, ask the following:

- What cleaning method do you use? Low-moisture is preferable for occupied offices.
